I’m here to tell them what the evidence says before a poor decision costs them months, money or the move they were trying to make.
I’m John Savage—a UK Property Sale Strategist, estate agent, author of SOLD and former member of the Parachute Regiment.
I built my business around one simple belief: homeowners deserve an honest explanation of how property sales actually work. That means challenging inflated valuations, weak marketing, reactive price reductions and the excuses that often follow when a property fails to sell.
I describe my approach as professionally brutal. That does not mean rude or needlessly confrontational. It means I will tell you what you need to hear—even when it is not the easiest answer to give.

Before you book your Property Sale Audit
Straight answers to the questions homeowners normally ask before speaking to me.
Is the Property Sale Audit really free?
Yes. There is no charge and no obligation to instruct me afterwards. I do ask you to complete the questionnaire properly so I can investigate before we speak and use the 15 minutes intelligently.
Can I book if I am already using another estate agent?
Yes. Most audits are for homeowners whose property is already for sale but has not sold. I will assess the current strategy without contacting your agent or interfering with your existing agreement.
Do I have to instruct you after the audit?
No. You can remain with your agent, implement the advice yourself, change agents or discuss working with me. The audit is a genuine diagnosis—not a disguised valuation appointment.
Will you simply tell me to reduce the price?
No. A price change may be necessary when the evidence supports it, but it is not the automatic answer. I assess the agent, pricing strategy and marketing together before reaching any conclusion.
Do you work with homeowners across the UK?
Yes, I advise homeowners throughout the UK. Whether I can personally take on your sale depends on the property, location and whether we are the right fit. If I cannot help, I will tell you.
Can you help if my buyer has already pulled out?
Yes. I can assess why the sale failed, whether the previous buyer was properly qualified and what must change before the property is relaunched or another offer is accepted.
How much do you charge if I instruct you?
My standard terms start at a minimum fee of 2%, plus a £500 upfront payment. The exact terms, service and guarantees will be explained clearly before you agree to anything.
